Real Estate Negotiations


Mr. Levy, a licensed real estate broker, has negotiated a wide range of real estate and related transactions and is prepared to negotiate or advise others who expect to negotiate such transactions. He is a graduate of the Harvard Negotiation Institute’s Workshops on Negotiation and Mediation and teaches a graduate negotiation course at New York University for students in three different masters’ degree programs: Real Estate, Real Estate Development and Construction Management.

Tower Place
Asset Management, Leasing, Marketing and Sale of Tower Place in Atlanta, Georgia. Development consists of a keystone high-rise office building of 600,000 square feet, 61,000 square feet mid-level office building, 125,000 square feet of retail space; 221 room Holiday Inn leasehold and excess land for an additional 600,000 square feet of office space.

International Crossroads Center
Asset Management, Leasing, Marketing and Sale of International Crossroads Center, Routes #17 & #287, Mahwah, New Jersey. International Crossroads Center is a multi-use development consisting of 370,000 square feet of office space and a 225 room Sheraton Hotel on 142 acres with additional land zoned for 2.6 million square feet of commercial space. A development earn-out feature was achieved for the seller on undeveloped land component of the transaction.

Pavilion Apartments
Asset Management, Significant Renovation, Leasing, Marketing and Sale of the 1,127 unit Pavilion Apartments at 5421-61 North East River Road, Chicago, Illinois.

Treasure Coast Retail Portfolio
Asset Management, Partial Redevelopment, Leasing, Marketing and Sale of Treasure Coast retail shopping center portfolio in Martin and Palm Beach Counties, Florida. Total GLA in the five shopping centers was 633,000 square feet.

Times Square
Tenant Representation for Chemical Bank in pre-development key tenant negotiations with Joseph P. Kennedy Family Enterprises at the proposed Merchandise Mart at Times Square.

277 Park Avenue
Tenant Representation for tenant improvements, operating expenses, additional leased space and security issues in the 850,000 square foot leased portion of this 1,500,000 million square foot building in New York City.

55 Water Street
Tenant Representation for tenant improvements, operating expenses, security and other economic issues for a 1.2 million square foot square foot leased portion of this 3.5 million square foot New York City office complex.

52 Broadway
Tenant Representation for tenant improvements, operating expenses, security and other economic issues for entire 386,000 square foot office building in New York City.

380 Madison Avenue
Tenant Representation for tenant improvements, operating expenses, security and other economic issues for 180,000 square foot leased portion of this 842,000 square foot office building in New York City.

633 Third Avenue
Tenant Representation for tenant improvements, operating expenses, security and other economic issues for 180,000 square foot leased portion of this 1.02 million square foot office building in New York City.

30 Rockefeller Plaza
Tenant Representation for tenant improvements, operating expenses, security and other economic issues for 180,000 square foot leased portion of this 2.89 million square foot office building in New York City.

95 & 99 Wall Street
Net Leasing of 95 & 99 Wall Street, New York City with graduated purchase options at pre-stated dollar amounts during the life of the lease on the entire 400,000 square foot office building in New York City.

300 South Riverside
Leased and Supervised the tenant improvement build-out of a 115,000 square foot space for the former Continental Illinois credit card operations acquired by Chemical Bank and relocated to this high rise office building in Chicago, Illinois.

Gatehall Operations Center
Conception, Development, Monitoring, Leasing and Purchase of Gatehall #2, a 425,000 square foot operations center in Gatehall Office Park, Parsippany, New Jersey.

200 & 300 Jericho Triangle
Option Deferral Negotiations and Agreement for a total of 600,000 square feet occupied by Chase, as the sole tenant in these two buildings in Jericho, New York, with a purchase option for each at a stated price; negotiated a deferral of the purchase date but at the identical strike price; in exchange the Bank received a major lump sum payment for allowing the landlord to benefit from additional depreciation, defer recapture and resolve some personal estate issues.

650 Madison Avenue
Negotiation of a fee tied to a leased branch in the former CIT Building at 650 Madison Avenue in New York City. New ownership wanted to drive a column for a new steel superstructure through our non-contiguous basement to support a vertical expansion of the building. After extensive negotiations, we negotiated a $1,000,000 fee in exchange for allowing the column to be situated in our basement space versus the originally offered minimal clean-up expenses.

N/W/C 74th & Madison Avenue
Space Consolidation and Leasing of landmark two story bank branch in New York City which was consolidated on the ground floor and the second floor was leased to Stair & Company, a fine furniture dealer, resulting in the creation of a significant incremental real estate value.

The Channel Club, N/W/C/ 86th & Madison Avenue
Negotiated Joint Venture Development Agreement and monitored progress and results for an old bank owned branch at this site in New York City. The branch was temporarily relocated while a new multi-family condominium building was constructed by a third party developer. We received three levels of benefits by agreeing to this quasi-joint venture: (1) cash, (2) a new condominium bank branch and (3) a percentage of gross sales receipts as carefully defined.

World-Wide Real Estate Facilities
Managed Planning, Acquisition, Disposition, Leasing, Asset Management, Property Management and Construction Management for the world-wide portfolio of facilities of Chemical Bank in the United States and forty other countries in Europe, Middle East, Africa, Asia and North and South America.

Real Estate & Construction Finance
Performed and Managed real estate finance and construction lending activities in every region of the United States ranging from a few million dollars to hundreds of millions of dollars per property for major central business district and suburban office buildings; super-regional, regional, power, community, and convenience shopping centers; manufacturing, warehouse and distribution facilities; high-rise and garden apartments; multi-use developments, hotels, and special purpose properties.
